We handled a technically challenging apartment rehabilitation project involving critical MEP and structural coordination issues. The building had a faulty MEP design wherein expansion joints were provided directly in front of the lift lobby area. During the monsoon season, rainwater used to percolate through these expansion joints and accumulate in the lift pit and lobby zone, resulting in frequent lift shutdowns and operational disruptions.

In addition to this, multiple cracks were observed in the basement slab and ramp area due to movement and water ingress. Our team carried out a detailed site inspection and condition assessment, identified the root causes, and proposed effective structural and waterproofing solutions.

Suitable technical recommendations were provided to the client, including corrective detailing of expansion joint treatment, crack repair methodologies, and improved drainage and waterproofing measures to ensure long-term performance and safety. The implementation of these measures significantly reduced water ingress issues and improved the functional reliability of the building.
