We successfully executed a major structural rehabilitation project for an RCC industrial factory building of approximately 50,000 sq.ft comprising Basement + 2 floors. The structure had developed extensive deterioration with multiple types of cracks including diagonal shear cracks, shrinkage cracks, vertical cracks, and separation cracks between structural elements and masonry walls, leading to overall degradation of the building performance. Our key challenge was to arrest the progression of these cracks and restore the structural integrity of the building.

A detailed crack assessment and repair methodology was developed and implemented. V-shaped grooves were cut along the cracks, severely damaged areas were chipped, and surface preparation was carried out thoroughly. Baby mesh reinforcement was provided where required, followed by polymer-modified plastering to ensure long-term durability. In areas where the peripheral garden met the retaining and basement walls, waterproofing treatment using bituminous membrane sheets was applied to prevent continuous water ingress.

Additionally, basement water seepage issues caused by year-round soil percolation were addressed through coordinated waterproofing execution carried out by our water-solution partner, Shreya Creation. The project was completed successfully, resulting in effective crack control, improved durability, and enhanced service life of the structure.
